Remodel. What Exactly Does It Mean?
If a facelift is all you're after, that can often be accomplished with an acid wash and some basic cosmetic work. We believe a remodel should be more than a facelift for your pool, it should be a transformation. When we're done with your remodel, it should feel as though you have a completely new pool (even though, in many cases, the shell of the pool remains completely in tact).

Remodels can involve altering and/or expanding the footprint of your pool for more enjoyment and utility. You can get a feeling of transformation by adding a spa or a sundeck. Replacing your decking, adding accent tiling, and building in a fountain, waterfall or other water feature can make a dramatic difference in how the entire living space around your pool looks and feels.

This a tough question to tie a number to. Every Pool is unique in its shape, design features, and finishing elements. However, based on some past projects we have completed in 2024, we have told our clients that a good budget to have in mind is $75,000.00 - $100,000. If adding a Spa Feature to the Pool, a good budget would be $95,000.00 - $140,000. Again, these range widely due to sizing, design features, and finishes throughout the Pool and Deck.

To getting started on building a new structure on your property, we need a survey of property locating the existing residence, property lines, utilities/well, and easements. This helps us define the parameters of where we can build while following the guidelines of your local municipality.

The construction process starts once a design is finalized and we submit for Engineer documents to be drafted. During this time, we are also gathering permit documents for your local municipality. Once all the engineering and permit documents are submitted, reviewed, and approved, we can start the construction process. This “Pre-Construction Phase” takes approximately 5 – 8 weeks (varies from municipality to municipality. The construction phase for a typical Pool project is 12 – 15 weeks. After that, there will be water in the Pool and your ready to enjoy!
One thing to consider that is outside our scope of work, is landscaping. We always recommend to our clients to hire a professional landscaper to complete the final touches and repairs to the access areas that were needed during the construction process. If you happen to live in an HOA, there is usually a landscaper already engaged that you could hire to make sure you stay compliant with your local regulations.

We keep everyone informed from our CRM/PMS tool “Buildertrend.” From what we know, we are the only local Pool builder that uses a CRM/PMS tool that helps us keep track of your project to stay on budget, on-time, and informed of everything that is happening when our crews are there. The greatest thing is that you, the client, has access to this platform for free, and its easy to use from your computer or mobile device. You’ll be able to see your progress billing, make payments, review our daily logs from our crews onsite, track the progress/schedule of your project, submit warranties, and even finance your project through this platform. Every customer that has used Buildertrend has had a great experience!

Once we get the contract signed and get the “Pre-Construction” phase started, we will set up a time for us to meet in our office and review all the materials we offer that fall into the budget and/or any material you may be interested in upgrading. We have a wide variety of suppliers that give us samples of Marble and Travertine stone from Turkey & Italy. We have wide range of glass tile to highlight your pools waterline, features, and steps. Lastly, we have pool plaster finish samples from SGM Florida Gem, PebbleTec, and WetEdge. It can be daunting, but we are here to guide you through process and help make the right decision!

In our contract, we will provide you with a comprehensive breakdown of the schedule of values at each phase. We break it down into 6 payments: (~30-35%) Deposit, (~25 – 30%) Gunite Draw, (10 – 15%) Plumbing Draw, (10 – 15%) Hardscape Draw, (3 – 5%) Plaster Draw, and ( 2 – 5%) Final Draw. These terms are based on the complexity, features, securing of materials, and are subject to change. If a Change Order should arise through-out the project, these are due 100% at signing.

Congratulations! You are almost there! Just like any project, there will always be a few items needing to be punched out & addressed. In gathering this list, your project manager will walk the job with you to review the Pool, the hardscaping (if applicable), and the operation of the Pool Equipment to see what needs to be done. Also, during this time, we will engage a Pool Service technician to get the Pool started up for the first 28-days. This is the normal timeframe for the new finish to cure and will be based on your selected finish. At the completion of the start-up, it is highly recommended that you continue service for at least 1 year with the technician.

All warranties are made through the manufacturers of the equipment, plaster, and setting materials supplied. We offer a 1-year workmanship warranty on our work, but we have the reputation of coming out beyond that to keep our customer satisfied.
